It is the capital city of Sihanoukville Province and it is situated on the coastline of the Gulf of Thailand, protruding into the Gulf, and occupies an area of 980 square miles. It encompasses the foot of the Elephant Mountains and the adjoining peninsula and it is part of south-western Cambodia.
The region was established over 50 years ago for the sole purpose of creating Cambodia’s only deep-water port. Since then it has experienced constant and continuous growth. But, in recent years, its development has been phenomenal. The Infrastructure, tourism, property development, and trade and commerce sectors have also improved beyond belief.
The popularity of Sihanoukville is increasing every year and it’s due to the uniqueness of its white sandy beaches. It has other famous sights too, like the Ream National Park, islands, marshlands, water-falls, and eco-tourism spots. In the New York Times Rankings for International Tourist Destinations in 2018, Sihanoukville beaches ranked 13th out of 52.
With the expansion of the deep seaport and the Special Economic Zones, the region is proving to be a promising alternative to other coastal regions of Thailand and Vietnam. It's also looking to overtake Phnom Penh as the country’s leading industrial center.
The real estate market of the City offers various options for investment. Resorts, hotels, guest houses, Borey houses, casinos, and commercial spaces. The property market is growing fast, owing to the infrastructure, manufacturing and tourism industries. Many condominium projects are in the construction stage now. Sihanoukville has a great rental market, with apartments mainly focused on expats. The landlords provide good rental packages for their tenants. The packages provide all modern facilities including cleaning services. Rentals are in the range of $200-$400 per month, depending on the type and size of the flat.
Condominium developments are quite new in Sihanoukville. The first condo project, Sunshine Bay started selling in 2015. Half a dozen more condo projects are under construction since the first half of 2017. Their expected year of completion is 2020. Among them, Blue Bay and The Sea Gate Suite condos are Chinese projects.
The Sea Gate Suite project is been built in downtown Sihanoukville and It offers a 360-degree view of Victoria Beach. It’s built with hi-tech and intelligent home furnishing system. The project is a mix of shopping malls, casinos, cinema, art gallery, restaurants, and cultural areas, besides VIP apartments.
Almost all of the new projects are mixed-use developments, called "Market Condominiums. They contain both luxurious residential condo units and retail and commercial space.
The upcoming projects offer great amenities: fitness club, swimming pool, sauna, alarm system, video security, CCTV and car park. Some projects offer unique features like wifi, key card elevators, and doors, social housing units, assisted living residences, sky bar, and automatic car parking system.

Sihanoukville is blooming into a popular beach City and tourist destination of Cambodia. Yet it is one of the least expensive beach destinations in Asia.
There’s always something happening, and there’s so much you can do here. With hundreds of restaurants and eateries around, you can have fresh seafood at one of many Cambodian barbecue grills. Crabs and squids are the most popular items on the menu. International cuisine is also available too.
With so many beaches, there’s no shortage of water sports and you can indulge in activities such as fishing, snorkeling, scuba diving, and kayaking. You can also take boat trips to the many rustic islands. There are also many scenic Buddha temples, the Ream National Park and the Kbal Chhay Waterfall to visit.
You will find banks and ATMs in good numbers in the busy downtown area. Mobile phone coverage and Wi-Fi connections are good and you can get a very cheap data plan for your smartphone.
The Province has a tropical climate with wet and dry seasons. The highest temperature is in the range of 32-38 degree Celsius with May being the hottest month. Humidity is always high but is at its highest during the wet season.
For medical care, you have a CT Clinic, which has English-speaking doctors working there. It offers a wide range of services and is the preferred choice with expats. Sihanoukville International Clinic is another medical center with multi-language speakers and It provides an array of medical care.
